March Sales and Price Report…The lowest interest rates in more than a year boosted California’s housing market and kept home sales level in March after an exceptionally strong performance the previous month. Existing, single-family home sales totaled 397,210 in March on a seasonally adjusted annualized rate, down 0.2 percent from February and down 6.3 percent from March 2018. After hitting the lowest level in 12 months in February 2019, the statewide median home price bounced back and reached the highest point since October 2018, up 5.9 percent to $565,880. While the nation’s median home sale price rose about 4% year over year in January 2019, the principal-and-interest mortgage payment on that median-priced home increased almost 11% because mortgage rates rose by half a percentage point over that period. However, rates continued to ease after January this year and some mortgage rate and home price forecasts suggest payments will rise at a much slower pace through 2019, which should help fuel sales. The National Association of Realtors®‘ Pending Homes Sales Index rose 3.8% from February to March, breaking a 15-month streak of straight drops. At 8.7%, the West saw the largest spike in sales while the South (4.4%) and the Midwest (2.3%) also saw significant growth. The Northeast, meanwhile, is still down at 1.7%. (NAR)
