* 2024 will register the lowest volume of home sales since 1995, due to the combination of higher interest rates, record high prices, weak inventory in many areas and the lock-in effect of low mortgages: the lock-in effect has "prevented" the sale of an estimated 1.33 million homes. (MarketWatch)
* California existing-home sales in September were down 3.4% compared to August.... yet up 5.1% compared to September, 2023. The statewide median price paid for a home in September was $868,150, down 2.3% from $888,740 in August, and up 2.9% from $843,500 a year ago. The 3.6-month supply of homes for sale compares to a 2.8-month supply in September 2023 a year ago.
* After the 2008-9 Great Recession, construction employment dipped around 30%: between 2011 and in 2020 it increased 40% to 7.6 million.
* Natural gas prices have dropped notably in the past year and may fall even lower. MUCH lower? A bix influx of liquified natural gas supply is coming and it will transform the global market, bringing about wider implications than previous expansions, and likely to lead to a state of oversupply by the end of 2026, which will remain until 2030, with prices possibly moving below double-digits according to RBC Markets. The US and Qatar are the biggest producers. Lots of electricity is generated via natural gas so this could bring down electricity costs too...if the electricty companies pass on savings...IF...anythign that brings down monthly costs for homes could help fuel the housing market. The average home spends around $1,500 per year on electricity, but this varies state to state.
* The worry is that inflation will pick up again, which means the Fed will have to keep rates higher than normal, one reason why longer-term rates, as well as traditional inflation hedges such as gold, have been rising. Note the 10-year drifted up again to 4.22%...A lot of that worry is about government debt, which is set to increase no matter who wins the election. (CNBC)
