* The median home price in Silicon Valley topped $2 million in the second quarter, the first time a US metropolitan area has exceeded that threshold and a symptom of the nation’s persistent affordability challenge. Prices for existing single-family houses in the San Jose-Sunnyvale-Santa Clara area rose 11.6% in the second quarter from a year earlier to $2.08 million. No metropolitan area in the country had exceeded $2 million in NAR data back to 1979. Across the US, annual home-price growth for existing one-family houses rose 4.9% to $422,100 in the second quarter, compared with a 5% year-over-year advance in the prior period. (Bloomberg)

Yup, Dallas has its own version of New York's Wall Street: Texas investment-banking and securities employment has increased 111% over the past 20 years and 27% since the pandemic, compared with 16% and 5%, respectively, in New York. The number of people employed in finance overall has risen 13% in Texas since 2019, compared with 2% in New York and 3% nationally. Dallas now ranks second to New York City among metro areas in the number of workers employed in finance-related industries. A big draw? More affordable housing options, not to mention no state personal income taxes allows companies to pay less....which is good for profits! Goldman Sachs is getting around $18 million in job grants and tax abatements to build a new headquarters: in return they are providing at least 5,000 jobs at an average salary of at least $116,000.
