* DOW 40,000? Yup, a new record was broken last week at the close of markets....record corporate profits, growth and slowing inflation have driven markets up, combined with renewed optimism about the US economy and the potential for rate cuts...
* This is a great little paragraph from the Miami Herald showing how the local government would be better off buying a property rather than leasing it that every prospective home buyer should read: "Over a 30-year term, with leasing starting at $24 per square foot, escalating annually by 3% and rising to at least $56 per square foot, the 9250 West Flagler Street property would cost DSWM about $69.8 million, excluding operating expenses and insurance. In contrast, the acquisition costs and additional major expenses of purchasing the property would be stable at $35.67 per square foot or about $56.5 million over 30 years. This represents about $13.3 million in savings compared to leasing. Furthermore, ownership includes accrual of equity as the debt is paid off and the asset appreciates; centralization of services for residents; possible development of housing on the property and scaling services in response to future population growth.
* Investors bought $31.7 billion worth of homes in the first quarter, accounting for 18.7% of U.S. homes sold - the highest share in nearly two years. In Miami (30.6%), Cleveland (24.6%) and Jacksonville (24.5%), the share of investor purchases was even higher. The market for more affordable entry level homes is not merely budget driven: empty nesters, first time buyers and investors are all competing for the same thing.
* Americans are showing signs of strain under a higher cost of living and a cooling job market. After a wild spending spree that propped up the economy for most of the last two years, retail sales were unexpectedly soft in April, coming in basically flat compared to the 0.4% growth economists expected for the month. Meanwhile, March retail sales were revised downward, with spending rising 0.6% instead of the initially reported 0.7%. (Business Insider)
