What’s New...In 2005, 7.08 million homes were sold in the USA. In 2019, only 5.34 million homes were sold, roughly 24.5% less. However, the US population grew almost 12% from 295 million in 2005 to over 330 million today. In 2005 1,283 million new homes were sold.....in 2019 just 683,000 were sold, almost half. In 2005 over 2 million new-build homes were started.....for the last ten years that number has ranged between 600,000 and 1.6 million. There were 15.1 million housing starts in total from 2000-2009, however from 2010 to 2019 there were under 10 million housing starts. The USA is under-building, encouraging renting versus owning, causing unaffordability for both buyers and renters. Is it surprising that rent increases have outpaced the rate of inflation for most of the decade? Would you rather have a higher mortgage payment that ultimately builds equity or a higher rent payment that doesn’t?

What’s New...Comparing February 2020 to 2007 - just as the GREAT RECESSION was beginning - today only 6.6% of home owners have less than 10% equity in their homes: in 2007 that figure was more than DOUBLE at 14.5%.
